Domaine les Serres – Private Holiday Rental

  1. Subject of the Contract

The rental concerns the private, self-contained guest wing of “Domaine les Serres”, located at 51 Chemin de Prébois, 84290 Lagarde-Paréol, France, together with the agreed use of the garden, swimming pool and outdoor facilities.

The owners retain a separate private wing of the building, which is not included in the rental. The owners are rarely present during guest stays but reserve the right to access and use their private wing.

Guests are welcome to enjoy the garden, swimming pool and designated outdoor facilities throughout their stay, with due care and respect for the property.

Maximum occupancy: 10 guests.
Exceeding this number is not permitted.

  1. Booking Confirmation

The booking becomes binding once the rental agreement has been signed by both parties and the required payment has been received within the period stated on the invoice.

  1. Rental Price

Rate: €650 per day
Minimum stay: 7 nights
Final cleaning: €300

Mandatory final cleaning fee: €300.

The final cleaning fee does not release guests from leaving the accommodation in a reasonably tidy condition, washing and storing dishes, disposing of waste and returning furniture and equipment to their original positions. Additional cleaning caused by exceptionally heavy soiling may be charged separately upon evidence.

  1. Payment

The total rental price is payable within 10 calendar days of the invoice date. If payment is not received within this period, the owners may cancel the booking after written notice.

  1. Security Deposit

A security deposit of €1,000 is payable no later than 14 days before arrival. It will be refunded within 14 days after departure, less any documented costs for damage, missing items, exceptional cleaning or other contractual breaches.

  1. Arrival and Late Arrival + Check-out

Regular check-in time is between 5:00 pm and 8:00 pm.

Arrival after 8:00 pm is subject to prior agreement and availability.
A late arrival fee of €15 applies.

Check-out time until 11:00 am

  1. Cancellation

Cancellation up to 14 days prior to arrival entitles the guest to a 100% refund.
For cancellations made less than 14 days before arrival, no refund will be granted unless otherwise agreed in writing.

  1. Use of the Property

The property may be used for holiday purposes only.
Parties, weddings, commercial events or gatherings exceeding normal holiday use are strictly prohibited.

Any breach entitles the owners to terminate the rental immediately without refund.

  1. Pets

Pets are permitted only upon prior written request and approval.

  1. Duty of Care

Guests agree to treat the property, park grounds, swimming pool and all facilities with care, respect and responsibility.

  1. Swimming Pool

Use of the swimming pool is at the guests’ own risk and is permitted only in accordance with the posted pool rules.

Children and persons unable to swim must be supervised continuously by a responsible adult. The pool gate and all safety devices must remain properly closed and must not be disabled or obstructed.

Diving, glassware in the pool area and unsafe or improper use of the pool are prohibited.

The owners are not liable for accidents resulting from a guest’s failure to comply with the safety rules, except where liability cannot legally be excluded.

  1. Damages

Any damage must be reported immediately.
Guests are liable for damage caused during their stay.

  1. Waste Disposal

The waste disposal station is located directly outside the main gate.
Waste must be sorted and disposed of in accordance with local regulations.

  1. Liability

Liability of the owners is limited to intent and gross negligence to the extent permitted by law.

  1. Applicable Law

French law applies.
Jurisdiction is France.

Owners’ Private Wing and Access

The owners’ private wing, private storage areas and technical rooms are not part of the rental and may not be entered by guests.

The owners or authorised service providers may access the rented or outdoor areas where reasonably necessary for maintenance, pool care, gardening, emergencies or the protection of the property. Except in emergencies, reasonable advance notice will be given whenever possible.
